I have been researching our coastal region and have found some very interesting facts. These facts play a large role in residential outlooks for the future of Camden County.

If you take Augusta, Georgia as the center point of our region. All or a portion of 23 states are within 600 miles (a days drive) of Augusta and therefore a 10 hour drive time from our targeted region. 172 million people live within these states representing more than half of the countrys population. Therefore a rough extrapolation determines 45 million baby boomers live within this region. That is my target market. The Southeastern United States has the following attributes (all of which I believe are critical to the Baby Boomer retirement relocation decision):

Within one to two hours drive time from a 150,000 person MSA (Jacsonville, Savannah)
Waterfront (Amelia Sound, St Andrews Sound)
High quality hospital/medical care available within one hour drive (SHANDS, MAYO, Babtist)
Quality airports within one hour drive (JAX)
Proximity to universities and or cultural centers that sponsor senior oriented recreational activities
House/lot packages in the $300,000 to $700,000 price range (Cumberland Harbour, Osprey Cove)

Remembering our Demographic Trend: Over the next 20 years, 78 million Baby Boomers will turn 65, at the average rate of 11,000 per day, or 4 million per year. How these people adjust to retirement is the subject of immense speculation and analysis. HOPE NOW Reports 38,000 Short Sales in May

HOPE NOW released its May loan modification data Monday, revealing that the month saw nearly 38,000 completed short sales.

The May short sale total brings the organization’s overall total (since December 2009) to nearly 906,000. Executive director Faith Schwartz said that short sales have contributed greatly to HOPE NOW’s foreclosure prevention efforts.

“We have been tracking short sales for almost two years, and we now have meaningful data that shows the impact of short sales on the housing market,” said Faith Schwartz, executive director of HOPE NOW. “Since 2007, the industry has completed 6.43 million permanent solutions, which includes short sales and loan modifications. This figure compares to 4.5 million foreclosure sales in the same period of time-and shows that real progress has been made by the industry, non-profits, and government on behalf of at-risk homeowners since the housing crisis began.”

In addition, HOPE NOW reported that an estimated 63,000 homeowners received permanent, affordable loan modifications during the month, 17,590 of which were completed under HAMP. Approximately 45,000 loan modifications were completed via proprietary programs.

An estimated 81 percent of all proprietary modifications were mods with reduced principal and interest payments-73 percent of proprietary modifications reduced principal and interest payments by 10 percent or more. Fixed-rate modifications accounted for 90 percent of all proprietary modifications.

May saw increases in both foreclosure starts and sales compared to April’s data. Foreclosure starts were up 15 percent to 204,000 in May (compared to 177,000 in April), and completed foreclosure sales were up 9 percent to 65,000 (from 60,000 in April).

Delinquencies of 60 days or more remained relatively flat at 2.53 million (from April’s 2.52 million).

HOPE NOW’s release reaffirmed the organization’s focus on aggressive borrower outreach and noted its commitment to maintaining a high profile at outreach events, including several at military bases in the second half of the year.

“Foreclosures still have a negative impact on communities across the country, and our highest priority remains proper education and implementation of alternatives to foreclosure,” said Schwartz.

Washington, DC – Federal Housing Finance Agency (FHFA) Acting Director Edward J. DeMarco today announced changes to short sale policies that will make it easier for military homeowners with Fannie Mae and Freddie Mac loans to honor their financial commitments when they are required to move as part of their duty.

Under the new policy Fannie Mae and Freddie Mac will not pursue a deficiency judgment or any cash contribution or promissory note from members of the military with a change in duty station for any property purchased on or before June 30, 2012. The Oprah Winfrey Network is developing BBC Worldwide Productions' "Love Town, USA", an original unscripted TV project about mass matchmaking in an All-American town for a potential 2012 TV series.

Ken Smith, the Mayor of Kingsland, received a call on October 31st saying that Kingsland, Georgia had been anonymously nominated to be in the new TV show, "Love Town, USA". We were told we had a week to convince the producers that Kingsland / St. Marys and the surrounding communities were what they were looking for! A Community Photo Op was held at the Kingsland Welcome Center on November 3rd with approximately 110 people in attendence & a video was produced highlighting our area & attractions.

On November 11th, the Mayor received calls stating that Kingsland had made it thru the next selection round for "Love Town USA"! The next step is a site visit from BBC America/OWN network representatives to scout the area with a camera crew.

FHA, FANNIE MAE AND FREDDIE MAC ANNOUNCE HARP CHANGES TO REACH MORE BORROWERS.

"We know that there are many homeowners who are eligible to refinance under HARP and those are the borrowers we want to reach," said FHFA Acting Director Edward J. DeMarco. "Building on the industrys experience with HARP over the last two years, we have identified several changes that will make the program accessible to more borrowers with mortgages owned or guaranteed by the Enterprises. Our goal in pursuing these changes is to create refinancing opportunities for these borrowers, while reducing risk for Fannie Mae and Freddie Mac and bringing a measure of stability to housing markets."

As recently as a few months ago, if you would have told a real estate agent who specialized in short sales that they’d be raving about a lender’s stellar service and rapid approval times—not to mention significant cash incentives for financially strapped homeowners for pursuing a short sale—you’d have gotten some strange looks.

That’s all changed. And it’s changed faster and to a greater extent than most real estate professionals ever could have imagined.

With a glut of bank-owned properties dragging down the recovery of the real estate market, as well as the national economy, major lenders are more eager than ever before to avoid foreclosure. So they’ve sharpened their focus on short sales. Big time.
